The short version: walk through each home and capture your impressions by voice as you go. Then review a clear side-by-side recap and send it to your buyers before they're back home. I'm showing the whole workflow live, free, on Tuesday, October 27, at noon Pacific.
Tour day is busy. Three showings in one afternoon, and by the time your buyers are home the details have blurred together. Which house had the suite? Which one had the smell in the basement? It happens to your buyers, and it happens to you.
In my 22 years as a REALTOR®, the showing follow-up was one of the jobs I always meant to do better. My notes lived on the back of a feature sheet, in my head, or nowhere. By the time I sat down to write a proper recap, it was evening and the details had faded.
How Show, Speak, Send works
- Show. Tour the homes the way you always do.
- Speak. As you walk through each one, or right after in the car, talk into your phone: what your buyers loved, what bothered them, and anything you promised to find out.
- Send. Your AI assistant turns those voice notes into a side-by-side recap of the homes. You read it, fix anything that's off, and send it to your buyers before they're back home.
Nothing goes out until you approve it. That's the rule I teach for every AI workflow: it drafts, you approve. You're still accountable for every fact in that recap, so you check it before your buyers see it.
Why a side-by-side recap helps
Buyers rarely decide on the doorstep. They decide at the kitchen table that night, comparing homes from memory. A recap that lines the homes up together, while the details are still fresh, gives them something better than memory to work from. It also shows them you were listening.
One caution: if your voice notes include your clients' personal details, get their okay before that information goes into any AI tool, and read the tool's privacy terms.
