The short version: Show: tour each home the way you always do. Speak: talk your impressions into your phone at the house, and each note is filed the moment you take it. Send: review a clear side-by-side recap and send it to your buyers before they're back home. Nothing goes out until you approve it.
Your buyers saw three homes today. By dinner, can they tell you which one had the newer roof?
I spent 22 years as a REALTOR®, and I know how fast tour day blurs together. The Fernwood bungalow, the one with the big yard, the one with the suite. By the time everyone is home, the details are mixed up.
Three steps
- Show. Tour each home the way you always do.
- Speak. Talk your impressions into your phone at the house. Each note is filed the moment you take it.
- Send. Review a clear side-by-side recap and send it to your buyers before they're back home.
What the recap sounds like
You get: "The bungalow has the roof you liked and the smaller yard. The second house is worth another look at Thursday's showing." Plain words, ready for you to check.
Nothing goes out until you approve it
The recap is a draft. You read it, fix anything that's off, and only then send it to your buyers. If your notes include your clients' personal details, get their okay before that information goes into any AI tool.
Set it up yourself
- Show, Speak, Send: Step-by-Step Setup Guide walks you through the whole setup.
- The Show, Speak, Send Scorecard is a free check of your buyer-tour follow-up that points you to the one thing to fix first.

Rather have it set up for you? Showing follow-up is part of REALClarity Pro, set up in the email and calendar you already use. I first wrote about the method in Show, Speak, Send: a faster way to follow up after showings.
I teach workflows like this at The REALTOR® Desk, a free 30-minute online session for REALTOR®s anywhere in Canada, Tuesdays at 10 a.m. Pacific (1 p.m. Eastern) starting November 3. See the upcoming sessions.
